Rosemarie T. Ottomanelli

Commercial Real Estate Specialist
AREAS OF EXPERTISE

Rosemarie T. Ottomanelli is a senior commercial real estate and finance professional whose career bridges institutional lending, investment analysis, valuation, asset management, development, capital markets and brokerage. She joined The Bentley Group, Ltd. in 2014 and works with clients on acquisitions, dispositions and investment strategy across multifamily, office, retail, mixed-use, industrial, hospitality, special-purpose, medical/veterinary, student-housing and mortgage-note assignments.

Her background is unusually deep for a brokerage professional because it includes extensive work on the credit and institutional side of the business. At The Long-Term Credit Bank of Japan, Rosemarie served as Finance Operations Officer for a $1.1 billion Commercial and Industrial securitized portfolio. Her career has also included CRE underwriting, credit analysis, regulatory compliance, valuation, due diligence, restructurings, workouts and distressed-asset management.

Rosemarie has completed assignments for or involving commercial banks, investment banks, institutional investors, accounting and appraisal firms and government-related engagements. Her experience includes FDIC-directed due diligence and bank receivership portfolio review, Resolution Trust Corporation-generated assignments, securitization underwriting, CMBS transaction-document review, and analysis of notes, mortgages/deeds of trust, SNDAs, estoppels and other loan and security documents. She also served as a senior appraiser with the Real Estate Advisory Group, preparing narrative valuations of commercial properties in New York and Pennsylvania.

At the New York State Housing Finance Agency, she worked with developers from project conception through financing and bond issuance for multifamily, senior-housing and congregate-care projects, held asset-management responsibilities involving major housing portfolios, and served as lead researcher for a housing policy for the State of New York.

Rosemarie also has a substantial academic background. She taught real estate and finance at New York University, Cornell University and the City University of New York, including finance, appraisal, market analysis, economics, ARGUS, securitization and capital markets, and international real estate. She has contributed to and reviewed leading real estate finance and investment textbooks and has spoken and moderated panels at real estate investment events.

Rosemarie holds an MS in Real Estate from New York University, with graduate concentrations in development and investment and valuation and analysis; an MA in Sociology with a research/statistics focus from Appalachian State University; and a BA in Sociology with a statistics focus from Wagner College. She has also completed formal bank credit training and credit-risk coursework.

For Bentley Group clients, Rosemarie brings a disciplined analytical approach that looks beyond the surface of a property to the economics of the asset, the underlying credit, the documentation, the capital structure and the practical alternatives available to an owner, lender or investor. That combination of institutional finance experience and transaction capability allows her to provide informed guidance in both conventional and complex situations.
